Service You can trust
Our inspector received pre-licensing training from the American Home Inspectors Training Institute (AHIT), an industry-leading provider of home inspection certifications, continuing education, and professional development courses since 1993.

InterNACHI school is a non-profit secondary educational institution that is accredited by the Accrediting Council for Continuing Education & Training (ACCET), a national accrediting agency recognized by the U.S. Department of Education.
The state of Ohio requires that all licensed home inspectors carry comprehensive general liability insurance. Our inspector also carries Errors & Omissions (E&O) insurance, so you can rest assured that your investment is secure.

How can we help?
Here are the questions we hear most from people inquiring about our services.
The general home inspection is a visual, non-invasive examination of the readily accessible areas of a residential dwelling. That includes everything which can be safely accessed on the day of inspection – roof, crawl space, basement, you name it. It also includes a basic test of the home’s major operating systems, which includes plumbing, electrical, and HVAC.
In most cases, the general home inspection is $400. If there is a second structure on the property with a separate utility service to be inspected along with the primary residence, then it is $450. An additional $50 fee may also apply if the home is over 100 years old.
In most cases, we can easily schedule within the week. Many of our clients are buyers in a real estate transaction who have ten days from the time they go under contract to have their home inspected, but if special accommodations are required, we can typically make it happen.
Yes! Our inspector is licensed to provide wood-destroying insect diagnostic services in connection with the sale of a property in the state of Ohio. The WDI inspection is reported on a separate state-approved form, and the cost for this service is $75.
It’s entirely up to you. You are welcome to be on site for the entire inspection, or you can show up at the end to do a walk-through with our inspector. If you are unable or don’t want to be present for the inspection, our inspector will be available to review the findings and answer any questions you have once you’ve had a chance to read the report.
You will receive an email with a link to download and view your home inspection report (and WDI report, if applicable) by the end of the following business day at the latest. In many cases, if our inspector’s schedule allows, the report(s) will be ready even sooner than that.

Don’t just take our word for it.
Very Professional
Josh was very professional, easy to talk to, answered all my questions, quick to reply. I’m buying a home in another state, sight unseen, and feel very confident that I know more about it than if I personally toured the home. Provided excellent photos and followed up with me. Happy I chose Ohio River Valley Home Inspections!

Comprehensive Service
Josh provided a very comprehensive home inspection and took the time to explain each concern. He even pointed out the things that were not a concern now, but something to keep an eye on in the future. Highly recommend!
