Here are the questions we hear most from people inquiring about our services.

What all do you inspect?

The general home inspection is a visual, non-invasive examination of the readily accessible areas of a residential dwelling. That includes everything which can be safely accessed on the day of inspection – roof, crawl space, basement, you name it. It also includes a basic test of the home’s major operating systems, which includes plumbing, electrical, and HVAC.

How much does it cost?

In most cases, the general home inspection is $400. If there is a second structure on the property with a separate utility service to be inspected along with the primary residence, then it is $450. An additional $50 fee may also apply if the home is over 100 years old.

How soon can I schedule?

In most cases, we can easily schedule within the week. Many of our clients are buyers in a real estate transaction who have ten days from the time they go under contract to have their home inspected, but if special accommodations are required, we can typically make it happen.

Do you offer termite inspections?

Yes! Our inspector is licensed to provide wood-destroying insect diagnostic services in connection with the sale of a property in the state of Ohio. The WDI inspection is reported on a separate state-approved form, and the cost for this service is $75.

Do I have to be there for the inspection?

It’s entirely up to you. You are welcome to be on site for the entire inspection, or you can show up at the end to do a walk-through with our inspector. If you are unable or don’t want to be present for the inspection, our inspector will be available to review the findings and answer any questions you have once you’ve had a chance to read the report.

When will the report be ready?

You will receive an email with a link to download and view your home inspection report (and WDI report, if applicable) by the end of the following business day at the latest. In many cases, if our inspector’s schedule allows, the report(s) will be ready even sooner than that.

General Home Inspection

A comprehensive evaluation and report on the apparent condition of all readily accessible areas of the home, along with a basic test of its major operating systems (plumbing, electrical, HVAC).

Wood-Destroying Insect Inspection

A thorough examination of the home and any associated structures on the property (deck, garage, outbuilding, etc.) that may be susceptible to infestation and damage by termites, carpenter bees and ants, and wood-boring reinfesting beetles.

Multi-Family Dwelling

An additional fee is applied when there is a second structure on the property with a separate utility service or when the structure to be inspected is a multi-family dwelling such as an apartment building or condominium.
