“What All Do You Inspect?”
The general home inspection is a thorough, visual, non-invasive examination of the readily accessible areas of a residential dwelling. This includes the roof, attic, crawl space, basement, exterior, and interior – essentially, everything we can safely access on the day of inspection.
We also test the major operating systems of the home, including plumbing, electrical, and HVAC, to ensure they are in good working order. Our goal is to identify potential issues that could affect your home’s safety, functionality, or value.
“How Much Does It Cost?”
Our standard fee for a general home inspection is $400, and this is what most customers pay. However, an additional $50 fee may apply if one or more of the following conditions are met:
- There is a second structure on the property, such as a detached garage or guest house with its own utility service.
- The home is over 100 years old and presents unique complexities and potential challenges during the inspection process.
- The home is over 3,000 square feet in total size.
We strive to offer transparent pricing with no hidden fees. For any requests that fall outside of these parameters, such as multi-family dwellings and commercial properties, you are welcome to contact us for special pricing.
“How Soon Can You Schedule?”
We typically have availability to schedule your inspection within the week. For clients involved in a real estate transaction, we understand that time is crucial, especially with the standard ten-day inspection period on purchase agreements.
If you have special scheduling needs, just let us know! We aim to be as flexible as possible and can often make adjustments to meet tight deadlines.
“Do You Offer Termite Inspections?”
Our inspector is licensed to perform wood-destroying insect (WDI) inspections on real estate transactions in Ohio, which includes checking not only for termites, but also for carpenter ants, carpenter bees, and reinfesting wood-boring beetles.
We offer the standalone WDI inspection for $75, but you can save 20% when you bundle it with a general home inspection for a discounted rate of $60. It’s a smart way for buyers to catch any potential pest problems early.
“Do I Have to Be There for the Inspection?”
It’s entirely up to you!
You’re welcome to be on-site for the full inspection, which usually takes about two hours, or you can join our inspector at the end for a walk-through. This is the perfect time to get your questions answered and review any significant findings from the inspection.
If you can’t attend the inspection, don’t worry. You are welcome to follow up with us after you receive the report. Our inspector will be available to answer any and all of your questions once you have reviewed the findings.
“When Will the Report Be Ready?”
You will receive an email with a link to download your home inspection report (and termite report, if applicable) by the end of the next business day at the latest. If your inspector’s schedule allows, we may be able to get the report to you sooner than that.
The report will include detailed notes, photos, and recommendations to help you understand the home’s current condition. We make it easy to get the information you need quickly to make a well-informed decision about your investment.
